Carpet Stains Keep Coming Back After Cleaning? The Problem May Be Underneath

A Calgary homeowner recently contacted CarpetFix about unusual discoloration that keeps returning on their carpet.

The homeowner explained:

“Underlay breakdown… so I’ve been told. The carpet has been professionally cleaned twice, but this happens shortly after. I have a large unused piece of the original carpet.”

This is an interesting situation because when carpet has already been professionally cleaned — especially more than once — and the discoloration continues to return, it may be time to investigate what is happening underneath the carpet rather than simply cleaning it again.

Why Do Carpet Stains Come Back After Cleaning?

There are several possible reasons.

Moisture, previous spills, contamination, residue in the carpet backing, deteriorated underlay or something affecting the subfloor can sometimes contribute to discoloration that returns after cleaning.

In this particular case, the homeowner had been told that the carpet underlay may be breaking down.

That is certainly something worth investigating, but I wouldn’t diagnose underlay deterioration from a photograph alone.

The first step is to lift the carpet and see what is actually happening underneath.

Could Carpet Underlay Be the Problem?

Possibly.

Carpet underlay doesn’t last forever. Depending on its age, quality and what it has been exposed to over the years, it can deteriorate or become contaminated.

If the source of the discoloration is underneath the carpet, cleaning the carpet fibres may temporarily improve the appearance without solving the actual problem.

That’s one reason a stain can sometimes seem to disappear after cleaning and then gradually become noticeable again.

Before Cleaning It a Third Time, Investigate the Cause

When a carpet has already been professionally cleaned twice and the same problem keeps returning, I wouldn’t automatically recommend another cleaning.

I’d rather find out why it keeps happening.

That may involve lifting the carpet and inspecting:

  • The back of the carpet
  • The condition of the underlay
  • The subfloor underneath
  • Any evidence of previous moisture or contamination
  • Whether the affected carpet itself has been permanently discoloured

Once we know the cause, we can decide what actually needs to be repaired or replaced.

The Homeowner Has One Big Advantage: Original Leftover Carpet

Fortunately, this homeowner mentioned something very important:

They still have a large unused piece of the original carpet.

That can make a huge difference.

If part of the existing carpet ultimately needs to be removed, having material left over from the original installation gives us the best chance of creating a good repair.

Trying to find an exact match years after a carpet was installed can be extremely difficult — and sometimes impossible.

A Good Tip for Every Homeowner

Never throw away your leftover carpet.

Even a relatively small piece stored in a basement or closet could become extremely valuable years later if you experience:

  • Pet damage
  • Burns
  • Permanent stains
  • Renovation damage
  • Water damage
  • Damaged seams
  • Small areas that need patching

Original leftover carpet is usually the best donor material for a professional carpet repair.

Repair the Cause, Not Just the Appearance

This is a good example of why carpet repair isn’t always about simply cutting out the area that looks bad.

First, we need to understand what caused the problem.

If something underneath the carpet is responsible for the recurring discoloration, that issue needs to be dealt with before repairing the visible carpet.

Otherwise, we could make the carpet look better without actually solving the problem.
